No signs of slowing
The First Home Owners Boost has been reduced for two weeks but there are no signs of the market slowing, with sales at Nabilla Riverlink Estate continuing strongly into October. Already, 26 of the 42 allotments in Stage 4 have been sold or put under contract. Although the First Home Owners was some assistance, most of the sales in Stage 4 were to second and third home buyers. The outlook for Mackay’s economy and job market suggests we will be needing a lot more housing over the next year to three years.

Land ready to build
With a scaling back of the First Home Owners Boost looming, Nabilla Riverlink Estate is forging ahead to ensure land will be ready to begin construction in time to claim the full grant. First home owners need to begin construction within 26 weeks of signing the contract. When the full boost was scheduled to run out at the end of June, Nabilla was moving heaven and earth to have Stage 4 titles ready to begin construction before the end of the year. The boost was then extended to the end of September, giving first home owners until March next year to have their slab down. But the urgency has paid off because Stage 4 is quickly selling out and new owners are keen to start. Construction of the first homes in Stage 4 is expected to start well before the end of the year.

Open day a great success
It was a great day at Marian yesterday, with the public invited to come inspect Stage 4 at Nabilla Riverlink Estate. The kids were loving the jumping castle and the face painting and the parents were loving the generous size of the Stage 4 blocks on offer. A few young couple were eager to lock in their purchase while conditions are right. Not only is the First Home Owners Boost continuing until the end of September, we are enjoying the great low interest rates. And we know that land will never be this cheap again.

More vacant land at Marian
Just in time for this weekend’s open day, an additional six blocks of vacant land have been added to the current stage. For various reasons, the extra allotments can now be included in Stage 4, which is great timing for anyone wanting to make the most of the First Home Buyer’s grant. The additional blocks are more of the same formula that is proving so popular at Marian – large blocks at a good price. The average block size and average price changes only slightly.

New stage for masterplan
Already the largest estate at Marian in the Pioneer Valley, the masterplan at Nabilla Riverlink Estate grew by another 22 allotments this week. The new “Stage 8” rounds out the estate neatly and brings the total allotments up to 335. It might take some time before the estate is finished, but the way Stage 3 sold, it might be quicker than expected. The aerial shot of Marian shows just how much the town will grow by the time Nabilla Riverlink Estate is completed. The shot was taken just after the works on Stage was completed, so you can see the roads in place. There’s plenty of homes already constructed in Stage 1, 2A, and 2B and there’s a noticeable difference in allotment size, when you compare the properties to the older part of town.

Stage 4 off and running
Stage 4 is now up and ready to go - and just in time because there are only two blocks remaining in Stage 3. If you want to build right now, you'd better get in quick. There's been an enormous amount of enquiry about vacant land at Marian (or any good land near Mackay for that matter). The big blocks are proving a favourite and Nabilla Riverlink Estate was the fastest selling estate in Mackay for the past couple of months. Stage 4 offers much of the same winning formula - large blocks with plenty of space and wide frontages - all at fantastic prices. If you're looking for somewhere to build a home in Mackay, you won't find better value than Nabilla Riverlinks Estate.

First home owners clock ticking
The Federal Government’s First Home Owners Boost, that took the grant to $21,000 for first home owners building a home, looks like expiring on June 30. The Government has been under pressure to extend the boost, given its success in reversing a five-year decline in new home building industry. Key ministers have suggested that extending the deadline would be a tough call in light of other pressures on the May budget. That has left first home buyers in Mackay in a bit of a panic because they now have less than three months to find land, find a builder, settle on a design and inclusions, and sign a contract. Anyone waiting in the wings, hoping for an extension, may find themselves missing out on thousands of dollars.

Opportunity running out
If you want great land to build on, you will need to hurry. A flurry of activity in the market is quickly snapping up vacant blocks of land at Nabilla. There is a general lift in activity across the board in the Mackay property market, driving by the first home buyers. But the activity at Marian is startling. What it comes down to is getting the right product to the market at the right price. People building a home around Mackay want the larger blocks and with vacant blocks at Marian’s Nabilla ranging from 840sqm to 1766sqm, they are all large blocks of land – large enough for a shed, a pool, and room for the kids to play. Even though there’s only a few blocks of land left in Stage 3, they are all great blocks. Because of the size and the wide frontages, you can build the home you want – no having to settle for what will fit. To make it even easier to build the home you want, the land is great value, saving more of your budget for building your dream home. .

Size does matter
A number of lots in Stage 3 were sold in December as people took advantage of the first home owner’s grant and the low interest rates. There is still a significant housing shortage in Mackay, making building an attractive option. One of the lots snapped up at the end of 2008 was Lot 143, which, at 1766sqm, was the largest lot in the stage. That just highlights the demand out there for larger blocks. The most common feedback we see for Nabilla Riverlink Estate comes from people impressed with the large blocks of land close so to Mackay. Most people appreciate having room in the backyard for a large shed and still having room for the kids to play. They don’t want to compromise the dream home by trying to fit it on a block that is too small. Land in Mackay has been gradually getter smaller and smaller so people appreciate getting back to the traditional quarter acre block (although Lot 143 was closer to half an acre).

Open Weekend Has All the Answers
An open day for visitors at Nabilla Riverlink Estate on Saturday and Sunday (Nov 29 & 30) was a great opportunity for people to have their questions answered in one visit. Representatives from Nabilla, Borg’s Real Estate, and a range of builders (Thorne Builders, River City Homes, Coben Builders, and Dixon Homes) spent the weekend talking to visitors about how to create the lifestyle they wanted.

A lot of enquiries were about the First Home Owner’s Grant and how to access it, so it was great to have a representative from NAB bank there. It was also a great advantage for people to be able to see the size of the allotments first hand. First home buyers were well represented but there were also a lot of second home and third home buyers who were looking to upgrade to the family home they always wanted. The extra space of the large blocks enable so many more activities for the family without blowing the budget. It’s rather ironic that some of Mackay’s most affordable homes allow the best lifestyle, especially when it is so close to town (see last week’s update).

15 minutes from Mackay
Nabilla Riverlink has been promoted as being 17 minutes from Mackay City Gates for some time and it was only a production error that 18 minutes started being used. We suspect that someone in marketing is allergic to odd numbers. Anyway, so many things have been produced with 18 minutes from Mackay on them that we have decided to stick with it, but call it a “leisurely” 18 minutes from Mackay. However, having discussed the issue, we timed it again this week and it only took 15 minutes. Mind you, that was in the middle of the day so there was very little traffic around. We suspect that even without the peak hour congestion of the northern beaches, it is still quicker to get into the city from Marian. We might have to do some experiments. But it is unfair to compare anyway. It’s not as if you’ll find 1000sqm blocks for under $150,000 anywhere in the northern beaches.
